Lincoln Commons - Kent, OH

Lincoln Commons is a New Urban Planning project. Early layouts for the site contained attached townhouses, creating a dense scheme and more traditional form. Meetings with the City of Kent's planning department and a desire to expedite the approval process pushed the design toward a modified traditional neighborhood development (TND).
ABA designed five prototype homes. Each prototype has different styles, skins and plan options that can be selected by the prospective buyer to suit their taste. All of the plans offer large front porches addressing the street with the garages pushed to the rear of the site. A large common green space is provided as a place for kids to play and adults to gather. Emphasis was places on pedestrian interaction and fostering a sense of community.
Multiple exterior color schemes were selected by ABA that, when combined with the different style offerings, create a near infinite number of variations, thus insuring the development is diverse while maintaining an overall consistency. Houses range in size from approximately 1800 to 2575 sf.
ABA worked closely with the builder/ developer and the real estate marketing firm to provide amenities that were specific to the anticipated market.
